We’ll prepare and provide year-end financials, or arrange for auditing if this is required. We’ll keep records of all registered tenants and owners. We will receive and pay invoices on behalf of your Strata Corporation, and will provide all of the necessary documentation when strata lots are sold. - A: It really depends upon your particular needs. We will organize and run Strata Council meetings as well as General Meetings throughout the year and as required. We will prepare agendas to go out before meetings, as well as minutes from each meeting.

- A: Property Management White Rock and South Surrey offers 24 hour/ 7 days a week emergency contact and response for all Strata owners.

- A: Property Management White Rock and South Surrey will contract out all maintenance on behalf of the Strata Corporation with Strata’s approval. We will arrange quotes to determine the most competitive prices and service levels. We’ll use our volume to negotiate discounts when purchasing supplies and equipment to save you money. We’ll also inspect any projects during and after should this be required.

- A: Completely up to you. Fully furnished rentals tend to have a smaller target market since most people generally have their own furniture, but can garner higher rents. The down side is that they can take slightly longer to rent out, and may have higher turnover ratios.
- Q: How do you decide how much to rent a place out for?
- A: Property Management White Rock and South Surrey will give you a free no obligation assessment of comparable rents. We will look at similar properties in the same area with similar features and square footage, then determine what a competitive rent would be for your unit.
- Q: How do you guys handle marketing?
- A: Property Management White Rock/ South Surrey will take care of all the marketing for your unit. We’ll take pictures, build and post online ads, and place lawn signs outside of your property. We’ll ensure that anyone looking for a property in your area will have a chance to see your property.
- Q: How do you handle maintenance and repair issues?
- A: Property Management White Rock and South Surrey can handle all of the maintenance issues related to your rental property. We work with a variety of contractors that can handle almost any situation. We can offer preventative maintenance suggestions, and will always negotiate to find the best possible price and service for you. Some owners like to handle maintenance on their own, and this is fine as well.
- Q: Why should we pay you guys to manage our property for us? Can’t I just have my friend show the property and collect the rents?
- A: Property Management White Rock and South Surrey is fully licensed and insured by the Real Estate Council of BC. In order to manage rental properties for others in BC, by law you do have to be licensed. Your friend is taking on a lot of risks and liability by offering their services to you without a license.
- Q: How much does Property Management White Rock and South Surrey charge for rental management services?
- A: We charge 10% of the gross rent that we collect.
- Q: How much do you charge for lease-up fees?
- A: We don’t charge a lease up fee for unfurnished units based on a three-year rental management contract.
- Q: All that I ever hear about in the news is grow-ops in rental properties. How do you prevent this from happening in my rental unit?
- A: Although we can never be 100% certain, we do everything in our power to screen our tenants thoroughly by running credit checks, verifying employment, and checking with previous landlords. We know what types of properties make good grow-ops, and watch these ones particularly closely. We also offer inspection services to give you that extra peace of mind.
- Q: Who collects the rent?
- A: We handle all of the monthly rental collections, and disburse the funds to you less our management fee and any maintenance fees. If tenants are late paying, we will issue all of the appropriate paperwork including dispute resolutions and court filings should it be required.
- Q: Does Property Management White Rock and South Surrey handle unauthorized basement suites?
- A: Yes, we will handle multi-suited properties, even if they’re not authorized by the municipality in which they reside. These rental properties tend to demand a lot more attention and work, but we will handle them as long as they meet our safety criteria.

- A: Yes, many of our clients live out of province and out of country.
